Castle Pines Town Center revisions approved

Before, during, and after: An application to reduce commercial square footage (purple) and increase the number of single-family homes (beige) in Castle Pines Town Center resulted in further changes at the request of the City Council. The final plan, which was approved by the City Council in March, included moving a proposed school (blue) from the east side of Lagae Road to the west side – putting it on the same side as the residential component, reconfiguring parkland, and realigning Lagae Road.

The Castle Pines City Council has approved three ordinances that will allow the Castle Pines Town Center planned development to move forward with new revisions, reducing the amount of commercial square footage in the development and increasing the number of single-family homes. The planned development is bounded by “Lagae Ranch Filing 1”(home to Elk Ridge Park and American Academy Charter School) on the north, agricultural land to the south, I-25 on the east, and Castle Pines Village on the west.

After a meeting in early February, Council members expressed concerns regarding the placement of a school site in the development, so the hearing was continued, giving the developer LS Partners, LLC, two weeks to revise the plan. In that time, they moved the school site from the east side to the west side of Lagae Road to improve pedestrian and vehicle access, and reconfigured parkland. The new plan also includes a realignment of Lagae Road. With these revisions in place, the Council voted unanimously to approve the new plan.

Comments were heard from community representatives, including Anna Mallinson, who represented the Castle Pines North Master Association and the Parks Authority at the final hearing. “We applaud the developer for honoring the request to move the school and keep the park as one large parcel,” said Mallinson.

In total, the develpment allows for 475 residential units and 500,865 square feet of mixed use, commercial, and office land uses. Open space, parks, and trail dedications increased from 84 acres to 92 acres.

The revised plan was applauded by members of the Council. “I want to thank the applicant for working with the Council and listening to our comments,” said Roger Addlesperger, the Ward 3 representative on City Council.
