Lone Tree shifts its focus for Lincoln Commons

In April, the Lone Tree City Council (City) approved an amendment to the RidgeGate Retail District Sub-Area Plan that affects the development of Lincoln Commons. The new plan will now encompass more commercial and mixed-use development instead of predominately retail. “This new plan was amended in response to an updated development concept of a more varied use and less retail for the land east of the Lone Tree Arts Center,” stated Kelly First, Lone Tree community development director.

Lincoln Commons includes a section of the RidgeGate development that is south of Lincoln Avenue, east of South Yosemite Street and north of RidgeGate Parkway. It is home to Super Target, Sprouts, retail shops, and several restaurants.

The new plan will offer a wide variety of housing options and unique retailing opportunities, surrounded by a network of walkable streets and pedestrian walkways with parks, plazas and outdoor community spaces.

“There are plans in process now for a senior living facility by Morningstar and a townhome project by New Town Builders,” stated First. “It will also be home to a new Douglas County library.” Land for the new library is being donated by RidgeGate but there are no current plans or a build date for the library’s construction.

The senior living facility plans are in the review process with the City, as are the plans for New Town Builders. “I would expect them to receive the City’s approval this summer and probably start construction shortly after that, but nothing is for sure until it happens,” reaffirmed First.

Plans have been approved for a new 6,000-square-foot building in Lincoln Commons that includes two tenants: Snooze, an A.M. Eatery and the healthy fast-food Protein Bar®. Excavation in the area is currently underway.

Similarly, in February of this year, the Castle Pines City Council amended the Castle Pines Town Center Planned Development with new revisions that also reduce the amount of commercial square footage in the development and increase the number of single-family homes. The plan allows for 475 residential units and 500,865 square feet of mixed-use, commercial, and office land uses.

When asked about future development plans for the area near Cabela’s, First noted that there are currently no specific development projects planned. “The developer is trying to attract more retail, a restaurant and a hotel.”
