Public Hearing Dates Set for CC-20 Parcel

Public hearing notices were placed on the CC-20 parcel on November 14. Plans for the parcel are moving forward and new changes have been introduced.

The Douglas County Planning Commission will host a public hearing on Monday, November 27, at 7 p.m. The second public hearing is set for Wednesday, December 13, at 9 a.m. with the Board of County Commissioners. Both meetings will be held at 100 Third Street in Castle Rock.

Zoned for commercial development, CC-20 is the 15.7 acre parcel located on the northwest corner of Monarch Boulevard and Castle Pines Parkway. Village Homes, owner and developer of the parcel will present concepts for the parcel during both hearings.

Village Homes Alters Plans for Parcel

In early November, Village Homes met with representatives from the CC-20 Committee, the CPN Master Association and the CPN Metro District to discuss changes to the plan.

The parcel will still include 47 town and patio homes, pending County approval and re-zoning of the parcel from commercial to residential. The remaining portion of the property will include commercial development.

Village Homes has made changes to the proposed development including: adding a turn lane to widen Monarch Boulevard at Castle Pines Parkway, utilizing low-water landscaping, and reducing the number of entrances to the property from three to two. The general “look and feel” of the buildings has also changed to make the commercial area look unique.

In addition, Village Homes has also announced that Jamie LaRue, Executive Director of the Douglas County Libraries, has signed a letter of intent to lease a proposed 6,500 square foot building on the site for a future library.

The letter of intent was not a “contract” or a legally-binding document, and the Library District is currently searching for funding options.
