Safeway lease terminated; new tenant discussions underway

The 58,580 square-foot space that served as the anchor for the shopping center at 560 Castle Pines Parkway––and which was vacated by the national supermarket chain Safeway more than a decade ago––may soon have a new tenant.
According to Nick Perry, manager and leasing agent at Perry Castle Pines Marketplace LLC (PCPM), the Safeway lease has been terminated.
Entrepreneur and Castle Rock resident Alexis Pfeiffer has been working toward finalizing a 10-year lease agreement with PCPM for her new business, Engage: A Total Wellness Community (Engage). The concept is a 24-hour comprehensive health and wellness destination created to bring together fitness, wellness and lifestyle services under one roof.
“This is designed to be a wellness community environment and ecosystem that supports every aspect of health for long-term transformation,” explained Alexis. “We will be premium but accessible for everyone.”
Now in the final stages of negotiations, Alexis is eager to share her vision for the space. “We believe the community will be especially excited about the expansive open gym floor—more than 30,000 square feet of premium equipment where you never have to wait,” she stated.
Alexis said that the monthly membership fee will be $85, and she plans to offer a discount to City of Castle Pines residents.
In addition to the gym, plans include a separate indoor retail experience with independent vendors and storefronts to include supplements, chiropractic, physical therapy, massage, saunas, cold plunges, meal prep, a smoothie/coffee bar, athleisure clothing, tanning, coworking lounges, child play areas and more.
“Engage is designed to be more than a gym—it’s a community hub. We want people to come here to work out, recover, connect, learn, and enjoy a healthier lifestyle,” she stated.
To date, there is not an active website for the business. Upon execution of the lease, Alexis anticipates minimal building improvements necessary and a four-to-six month completion timeline.
Nick confirmed, “We fully intend to get to the finish line with Engage, and we are close. Everyone is working hard on the deal and we are just finalizing some details.”
