The latest on Canyonside development

Last month, the Castle Pines Chamber of Commerce hosted a meeting featuring a Canyonside development update from Skyler Hager, project manager for North Canyons Development Company.

Canyonside is a planned mixed-use town center east of I-25. It is part of the much larger master-planned development for The Canyons within the City of Castle Pines.

Hager focused on several major areas of development at Canyonside, which consists of 211 of the 3,322 acres in The Canyons.

“If anybody has driven out there, you’ve seen that even from six months ago, it’s very different than it was,” Hager said.

He called the 102,000-square-foot Life Time fitness facility the “crown jewel” of Castle Pines. “This is their [Life Time] single highest-end club.”

Construction continues on Album by Greystar, an active adult 55+ residential apartment community. The four-story building will contain 164 units, with extensive social programming activities.

Also under construction is The Peaks at Canyons, consisting of 74 freestanding rental townhomes with garages. Leasing could begin by the end of 2027, according to Hager.

Richmond Homes Cityscapes has been approved for construction of single-family detached homes south of Pronghorn Park. The plan will include 183 residential lots and 25 tracts. Hager said they are expected to start selling homes by the end of next year.

The relocation of S. Havana Street recently was completed, providing a new alignment to allow for future business. Plans for a QuikTrip gas station and convenience store are under review.

The area north of Castle Pines Parkway also contains a 12-acre flat pad that is zoned for mixed use and likely will be commercially oriented. Hager said there are no specific details on future businesses at this time.

Also under review is an AdventHealth Medical Office, a 24,500-square-foot freestanding medical building with a proposed emergency department. If approved, the facility will be located at the intersection of Hess Road and Canyon Forge Drive.

Addressing a future area of development, Hager said they are “really excited” about the 2.1 million-square-foot commercial space planned for the 100 acres south of Castle Pines Parkway.

“We’ve involved some world-class planning firms, and this is truly going to be mixed use and a very walkable neighborhood,” Hager said. “We’re quickly narrowing in on this; so more plans to come.”
